Use Bench Footing to Gain Living Space

When buying an older home, you might wonder how to get more livable space out of that low-ceiling basement. There are two ways to gain height: raise the foundation or lower the floor. Raising the foundation requires lifting the entire home off its current foundation, building a new foundation, and resettling the home. For most homeowners, the sheer number of things that can go wrong with a project of this magnitude makes it an unlikely option. An alternative is bench footing, a method of lowering the floor of the basement that results in a higher ceiling.

Bench footing is a straightforward technique regarded by contractors to be an optimal approach for supporting your building while providing room for more structural support and depth. With bench footing, professional contractors do not need to dig deep into the home’s foundation. Instead, they can lower the basement floor and add structural support from there.

How Is It Done?

The process is straightforward, but don’t try to do this one yourself: Hire a professional contractor. Cheesy Eggs in a Mug

Cooking spray
1 cup chopped broccoli
1 tsp water
2 eggs

For this recipe, you’ll need to use non-stick cooking spray on the inside of a microwavable mug. After coating the mug, add the broccoli and water, and microwave for a minute or two on full power. 2 bananas
2 eggs
1/2 cup quick-cook oats
1 tsp cinnamon
1 tsp vanilla extract

To make these pancakes, mash the bananas in a bowl, then add eggs and vanilla. Mix these together, then add the cinnamon and oats and mix again. How to Refinish Your Bathroom Cabinets for an Updated Look

Does your bathroom look vintage but not in a cool or trendy sort of way? If so, and you don’t have the resources or time to give your bathroom a complete remodel, you can make some minor changes to your bathroom to freshen it up.

For instance, you can plan a weekend DIY project to refinish your bathroom cabinets and give them an updated look. All you need is a few materials, paint and some elbow grease.

Materials you’ll need:

Fine grade sandpaper, water-resistant (durable) paint, primer, painters’ tape, small tarp or drop cloth, small paintbrush, small roller and a screwdriver.

If you’re looking to replace your visible hardware (an easy task and gives it some modern flair!), you’ll also need some new knobs and/or pulls.

Once you’ve gathered your tools and materials together, you can get started.

Step 1: Remove the hardware and position painters’ tape

Unscrew all of the cabinet’s hardware so you can remove any drawers, along with the cabinet door(s). Put these aside and lay them flat on the tarp or drop cloth in preparation for painting. Next, use painters’ tape to cover any areas you don’t want to accidentally get paint on.

Tip: Place any screws and other pieces in a small baggie so they don’t get lost.

Step 2: Sand down all surfaces

Take the sandpaper and gently sand down the cabinet, door and drawer surfaces. Next, thoroughly wipe them down to remove any residual dust, grime or dirt.

Step 3: Prime the cabinet

Once the drawers are clean, you’re ready to prime your surface. Give it a good coat, you might need two, depending on the current stain or paint of your cabinet. Let the primer completely dry.

Step 4: Paint the cabinet

Take your roller and paint the larger surfaces of your cabinet, including the front of the door(s) and drawers. Use the small paintbrush to catch any details the roller can’t properly reach. If there are still some tight grooves or other areas left the paintbrush can’t adequately cover, try using a craft paintbrush to dab the paint onto these areas. Let all surfaces thoroughly dry. Apply a second coat, if necessary.

Keep in mind, if you go with an oil-based paint, which tends to last longer and is more durable, you’ll need extra time for the paint to dry, along with good ventilation. If not, you can go with a semi-gloss or satin paint that doesn’t have the same strong odor.

Step 5: Reattach door(s) & drawers

Reattach any hardware that was removed earlier and then re-screw the door(s) and drawers back onto the cabinet. If you really want a completely new look, go ahead and replace those knobs and/or pulls.

A new coat of paint can do wonders for any old bathroom, especially if a replacement isn’t in your near future. Try this easy makeover and see what a difference it really makes.

In March 28, 2020 the U.S. Department of Home Security Cybersecurity and Infrastructure Security Agency (CISA) added residential and commercial real estate to the list of essential services during the coronavirus (Covid-19) pandemic. This includes settlement services. However, for cities or counties that have more restrictive standards or guidelines about what they can consider as essential services, those guidelines will be prioritized.

According to the memo released by CISA, the list includes:

“Staff at government offices who perform a title search, notary, and recording services in support of mortgage and real estate services and transactions”

“Residential and commercial real estate services, inclu
ding settlement services.”

In commercial real estate, it’s important for investors to understand the structure of a lease and provisions included. Lease structure greatly impacts property value whether you are selling or purchasing a commercial real estate.

On the other hand, tenant or lessee can negotiate the best lease terms in lieu of long term commitment backed by the corporate or personal guaranty. Such a lease allows the tenant to do future business planning, run cost effecting operation and build a loyal customer base.

 The key factors that you need to consider a lease structure:
1.. Base terms and option
2. Rent bumps and income growth
3. Lease Structures & Landlord responsibilities
4. Lease Guarantor- corporate, franchisee, or personal
5. Rigorous assignment
6. Indemnification language

Base terms and option

Longer the base terms, the higher the property value. When structuring options, whether for 25 years, 15 years, 10 years, or 5 years, breaking down option into reasonable periods is more attractive than one long term, or too many short term options. For example, ‘2 five-year options’ is more desirable than ‘10 one-year options’ or ‘one 10 year option’. Make sure to look at both the base terms as well as the options structure.

Rent bumps and income growth

A fixed rent structure is preferred over rent bumps that are tied to CPI or market value. You can choose from some common terms like 10% increase every five years, 7.5% increase every five years, or even 2% increase annually.

Lease Structures and Landlord Responsibilities

There are different lease types such as single net lease (N), double net lease (NN), triple net leases (NNN), full service gross, and modified gross lease (modified net lease). It’s important to understand the pros and cons of each so you can choose which one is best for you.

As an investor, NNN or absolute NNN lease means minimal landlord responsibilities. This works great for a busy professional who is looking for passive investment. Single-tenant properties would normally have such a lease in place.

Guarantor being a corporate, franchisee, or personal

Look at who is behind the lease. National Credit Tenants, are tenants that carry investment-grade rating based on the size of the company and financial strength. Such a tenant provides great security to investors. It is preferred that the guarantor is corporate. If not, it should be a franchisee or a personal guarantor.

Rigorous assignment

If possible, the lease should not be assignable. However, if it is assignable, you want to make sure that you have a rigorous assignment term. Put some limitations, whether it is in the units or net worth in terms of dollars. This is to give you the best long-term security.

Indemnification language

Ask your attorney about the indemnification language, you want to have indemnification against environmental issues to give you more security over the long term. If possible, the tenant should have full indemnification against any long term environmental issues.

How to Remove Old Carpet

Want to reveal that hardwood under your carpet? Or maybe you’re ready to lay down new flooring? In either case, carpet removal by a professional adds significant cost to the project. Fortunately, removing the carpet is something you can do yourself with minimal cost.

It does require a little upper body strength and some patience. So be ready to put your back into it.
And know that carpet removal is a “no harm; no foul” kind of job. If you find it’s more than you can complete, professionals aren’t going to charge you more because you did some work before they got there.

What you’ll need

Set aside at least two hours per room. But if you’re new to a home project like this one, it might take longer.

Step one: pick a corner

If the carpet is coming up in a specific spot like next to the door, start there. While wearing your gloves and mask, try to pull it up from the edge. In some areas, sharp tack strips hold down the carpet. So be careful.

*Pro-tip* Go into a wide stance and don’t put all your strength into the tug to avoid falling over if it gives suddenly.
If there’s no right place to start pulling or it won’t give, carefully cut a 6″ square into the carpet in the corner of the room. Then begin cutting and removing section by section. Be careful with the knife, especially if you want to preserve the flooring underneath.
Eventually, you’ll get to a point where you can pull up a huge section.

Step two: deal with the carpet scraps

Fold and roll large pieces of carpet. Use duct tape to secure it for easy carrying. Then grab a friend to help you take it outside. Gather the smaller scraps and place them in a bin or dumpster.

Step three: remove the padding

The padding is tacked down with staples along the perimeter. The padding will already be shredded in places where you cut the carpet, so simply start pulling it up slowly.

The staples should come up with it. But if any remain, you can get them up with a regular staple puller or something similar.
*Pro tip* If you need to use a prying tool, wear eye protection.

Now, repeat step two with the padding.

That’s it. You’re ready to have a professional lay new carpet or pull up your tack strips to lay a different type of flooring.

Banding veneers (around 25 ft)
Clamps
Pocket hole screws

Table saw – a manual saw could work. But you'll need a lot of elbows to grease to accomplish it. *Pro-tip* Check around with friends to see if you can borrow before buying a table saw for this one project.
Eye/Ear protection when using power tools

Measure & Cut your A-1 Plywood

Measure and mark lightly with a pencil. This mark is on the cut line, so it shouldn't be seen on the finished product. You need:
A top 1'X3'A bottom
1'X3'Two sides
1'X 2'10.5″
Three shelves 1'X 2′ 10.5. Note that each shelf and the top need two dadoes (grooves) where you'll slide in the dividers
Six dividers 1′ X varies. This depends on the depth of your grooves

Coat each piece with two to three coats of tung oil for extra luster. And let it dry completely, eight hours between coats.

Piece the Shelf Together

Take your time. Glue and clamp one side at a time minus the dividers. Get some help if needed. It can be tricky. Let the glue dry before drilling and inserting screws for more permanent stabilization. Now the dividers should slide right in. Use wood plugs to cover up your hardware.

Attaching band veneers on cut edges gives the shelf a professional, finished look that many DIY projects lack. Generally, you'll simply iron these on carefully.
